Project Overview

Urban Development Lakes is a residential estate designed around a single premise — that quality housing at scale does not require uniformity. The development accommodates four distinct unit typologies across a shared site: the 5-bedroom fully detached, the 4-bedroom fully detached, the 3-bedroom terrace, and the bungalow studio. Each type responds to a different occupant profile and spatial need, yet all are held together by a consistent architectural language — clean white volumes, expressed cantilevered upper floors, warm timber entry details, and a restrained material palette of render and glazing.
The estate is organised around a legible internal road network that distributes traffic efficiently, provides dedicated parking per unit, and preserves the mature tree canopy that frames the site on all boundaries. The result is a neighbourhood that feels considered rather than repetitive — where density is achieved without sacrificing the sense of space and privacy that defines quality residential living in Lagos.
Design Approach
The design approach prioritised typological diversity within a disciplined visual system. Rather than developing a single unit type at volume, the estate was planned to serve a range of household sizes and ownership profiles on the same site — expanding the project's reach without fragmenting its identity.
The cantilevered upper floor treatment, consistent across all typologies, creates natural shading for ground-floor openings and reduces solar heat gain — a passive response to the Lagos climate embedded directly into the formal language of the buildings. Landscaping is integrated at the boundary and entry of each unit, softening the street edge and reinforcing the sense that each home, regardless of type, sits within its own considered environment.
